Project Overview

The Charter School East Dulwich is a major two-phase secondary school development on the former East Dulwich Hospital site. Phase 1 delivered a fully new-build teaching environment, while Phase 2 will refurbish the historic Chateau building once the NHS vacates.

We supported Southwark Council and the DfE through design development, procurement, planning and contract administration.

 

Phased Delivery & Live-Site Management

The scheme required continuous coordination with NHS redevelopment on the adjoining site, as well as Network Rail due to proximity to a live rail line. Precise phasing ensured the school opened on time, with multiple buildings handed over in a staged sequence.

Enhanced site inspections ensured quality standards were met, and we managed value-driven design changes without compromising planning approval.

 

Outcome

Phase 1 was delivered in November 2018, allowing the school to open to pupils in January 2019. The project set a clear foundation for Phase 2, which will deliver specialist sixth form and performance spaces.

The scheme showcases effective delivery across a complex, multi-stakeholder environment.
