Project Overview
The College of North West London required a comprehensive estate strategy across its Willesden and Wembley campuses. Many buildings were outdated, inefficient or under-utilised, prompting a complete masterplan to deliver modern teaching accommodation funded through residential and commercial enabling development.
We supported the College from early feasibility through RIBA Stage 2 design, procurement strategy and management of a competitive dialogue process via the London Development Panel.
Viability & Estate Strategy
We analysed the College’s educational brief, conducted utilisation studies and established how modern accommodation could be delivered through estate consolidation and land value release. Residential and commercial uses were tested to ensure the funding strategy remained viable.
A coordinated dual-campus approach enabled a strategy that supported world-class teaching spaces, improved sports facilities and a reduced operational footprint.
Outcome
The masterplan demonstrated how CNWL could fully rebuild its facilities — a strategy that resulted in a £70m development offer. The work established a clear route for delivery, enabling the College to enter direct negotiations with a major developer.
The result is a robust, financially viable, future-facing estate strategy providing a platform for long-term educational excellence.
